What do the apartment renovation grants consist of?

For renovations inside a home (your private flat or house), the new aid framework is mainly divided into three blocks: direct subsidies for energy savings, accessibility aid, and powerful tax deductions.

Unlike renovations for entire buildings, for home interiors, the focus is on specific actions that improve comfort or reduce the electricity bill.

  1. Direct Subsidies (Home Program)

These grants are designed for minor renovations inside homes:

  • Amount: 40% of the cost of the work, with a limit of €3,000.
  • Minimum investment: The renovation must cost at least €1,000.
  • Key requirement: You must demonstrate (through an energy certificate before and after) that the renovation reduces heating/cooling demand by 7% or non-renewable primary energy consumption by 30%.
  • Typical examples: Window replacement with thermal bridge break, installation of aerothermal systems, or upgrading to high-efficiency boilers. 

2. Income Tax Deductions (Hacienda)

This is currently one of the most interesting routes, as tax deductions have been extended until December 31, 2026

  • 20% Deduction: If you reduce heating and cooling demand by at least 7% (typical when changing windows). The maximum annual deductible is €5,000.
  • 40% Deduction: If you reduce non-renewable energy consumption by 30% or achieve an energy certification class A or B. The maximum annual amount is €7,500.
  • 60% Deduction: For energy rehabilitations in residential buildings that affect your home, with a cumulative limit of up to €15,000. 

3. Accessibility and Social Cohesion Aid

If the home renovation is to improve mobility (for example, for elderly people or those with disabilities):

  • Bathroom adaptation: Changing a bathtub for a shower tray or installing grab bars.
  • Door widening: Or any work that facilitates indoor transit.
  • Amount: Depending on the autonomous community, they can cover between 50% and 70% of the cost, with limits that can reach €14,000 in cases of extreme need or specific areas. 

4. Special Cases: Rental Housing

¿Quién necesita un certificado energético?

 La normativa no obliga a nadie por el simple hecho de tener una vivienda a disponer del certificado, entonces,

¿para quién es obligatorio el certificado energético?

 Fundamentalmente podemos establecer tres grandes grupos:

-Un primer grupo serían los propietarios con intención de vender sus viviendas. Para llevar a cabo esta operación, es necesario presentar el certificado de eficiencia energética de la vivienda a la persona interesada en su compra.

-El segundo gran grupo será el mercado de alquiler, cualquier vivienda que se desee alquilar deberá contar con el certificado energético en vigor. Se excluyen de este grupo partes de inmuebles aislados con superficie útil inferior a 50m2 (como por ejemplo una cochera) y además viviendas que vayan a ser utilizadas durante menos de 4 meses al año y con un consumo de energía inferior al 25% de lo que resultaría si se utilizaran el año completo .

-Y finalmente aquellos edificios, o mejor aún, aquellas comunidades de propietarios que deseen optar a ayudas o subvenciones para realizar determinadas obras de mantenimiento y/o rehabilitación, necesitan contar con el denominado informe de evaluación del edificio, el cual está compuesto por varios documentos y uno de ellos es el certificado energético.

Por tanto el certificado energético no es obligatorio para todos los particulares como algunos rumores apuntaban desde hace tiempo. Simplemente para los que deseen alquilar o vender su inmueble y para los que soliciten una subvención o ayuda para rehabilitar su edificio.

Si bajas los techos, les deberá definir hasta donde los quieres bajar. Lo ideal es bajarlos lo mínimo para disponer de mayor amplitud en los espacios. Un truco para aprovechar al máximo el espacio, es picar los techos donde tengas pensado poner los focos, de esta forma, podrás limar algunos centímetros.
Si tienes vecinos ruidosos, tabiques antiguos o porque te gusta meter ruido, puedes aislar los tabiques comunes a otros pisos. Para esto se usan unos paneles de pladur con aislamiento integrado. Esta ampliación creará un sobre ancho en la pared de 5 cm.
