If you are planning a full renovation of your home in Barcelona, this is the time: the new framework secures Income Tax (IRPF) deductions and opens direct subsidy lines of up to €30,000 for home updates.

🔥 Update April 2026: State Housing Plan 2026-2030

The Government has approved a record budget of 7 billion euros. Key points for your home renovation:

  • Tax Deductions: Confirmed until the end of 2026.
  • Rehabilitation: Up to €8,000 for structural and conservation works.
  • Rental: Up to €30,000 subsidy if you renovate for affordable rental.

The State Housing Plan 2026-2030 is the Spanish Government’s new strategy to facilitate access to housing and improve the current building stock.

With a planned investment of up to 7 billion euros,  this plan includes a significant allocation specifically for building and home rehabilitation .

What do the apartment renovation grants consist of?

For renovations inside a home (your private flat or house), the new aid framework is mainly divided into three blocks: direct subsidies for energy savings, accessibility aid, and powerful tax deductions.

Unlike renovations for entire buildings, for home interiors, the focus is on specific actions that improve comfort or reduce the electricity bill.

  1. Direct Subsidies (Home Program)

These grants are designed for minor renovations inside homes:

  • Amount: 40% of the cost of the work, with a limit of €3,000.
  • Minimum investment: The renovation must cost at least €1,000.
  • Key requirement: You must demonstrate (through an energy certificate before and after) that the renovation reduces heating/cooling demand by 7% or non-renewable primary energy consumption by 30%.
  • Typical examples: Window replacement with thermal bridge break, installation of aerothermal systems, or upgrading to high-efficiency boilers.

2. Income Tax Deductions (Hacienda)

This is currently one of the most interesting routes, as tax deductions have been extended until December 31, 2026

  • 20% Deduction: If you reduce heating and cooling demand by at least 7% (typical when changing windows). The maximum annual deductible is €5,000.
  • 40% Deduction: If you reduce non-renewable energy consumption by 30% or achieve an energy certification class A or B. The maximum annual amount is €7,500.
  • 60% Deduction: For energy rehabilitations in residential buildings that affect your home, with a cumulative limit of up to €15,000.

3. Accessibility and Social Cohesion Aid

If the home renovation is to improve mobility (for example, for elderly people or those with disabilities):

  • Bathroom adaptation: Changing a bathtub for a shower tray or installing grab bars.
  • Door widening: Or any work that facilitates indoor transit.
  • Amount: Depending on the autonomous community, they can cover between 50% and 70% of the cost, with limits that can reach €14,000 in cases of extreme need or specific areas.

4. Special Cases: Rental Housing

If you are going to renovate a home to put it on the affordable rental market, the plan provides for larger grants:

  • Rental pools: In cities like Barcelona, there are specific lines covering up to 100% of the interior renovation (maximum €30,000) if you lease the flat for social rental for a set period.
  • Rural areas: Up to €12,000 is offered to rehabilitate interiors of houses that join the rental market.

Important tip: For any subsidy of this type, it is mandatory to have an Energy Efficiency Certificate prior to the work. Without that initial “photo” of your home’s status, you won’t be able to prove the savings and will lose the right to the grant.

Do you already have a quote or know what energy improvement you’d like to make to see if it fits the savings percentage?

When can I start applying for the new grants under the 2026-2030 State Housing Plan?

Following today’s official approval by the Council of Ministers, the state framework is now a reality. However, in Barcelona, specific calls for applications are usually managed through the Consorci de l’Habitatge. Application forms and submission windows are expected to open during the second half of 2026. It is vital to have your project and preliminary energy certificate ready.

What requirements do I need to meet to obtain the renovation grant of up to €30,000?

This maximum amount is primarily linked to homes that are currently vacant and, following a full renovation, join the affordable rental market. For renovations of your primary residence, grants usually cover around 40% of the cost, with limits varying based on the energy savings achieved or if it involves accessibility works.

Are Income Tax (IRPF) deductions still available for window replacement or insulation improvements?

Yes, this is one of the big news items in the new plan. Tax deductions of 20%, 40%, and 60% for energy efficiency works have been officially extended until December 31, 2026. This allows you to deduct part of the investment if you prove at least a 7% reduction in your home’s heating and cooling demand.

Is it mandatory to provide an energy certificate to apply for the subsidy?

Absolutely mandatory. For energy efficiency grants, you need a certificate “before” the renovation and another “after.” Without comparing both documents to prove real energy savings, the administration cannot grant the aid. At Reformas Barcelona, we handle this technical process as part of our full service.

Can I apply for aid if I only want to renovate the bathroom for accessibility?

Yes, the 2026-2030 State Housing Plan maintains a specific line for accessibility improvements. This includes everything from widening doors to replacing bathtubs with shower trays. These grants can cover a significant part of the budget, especially if residents over 65 or people with disabilities live in the home.
