Project Summary (TL;DR):
In one of Barcelona’s most iconic avenues, Via Laietana, we have completed the full renovation of a stunning 180m² property. The goal of Reformas Barcelona in this stately early 20th-century estate was clear: open up the spaces towards a contemporary open-plan concept without stripping the apartment of its unmistakable historic character.
Unlike a conventional renovation, the main structural challenge consisted of demolishing the old, compartmentalized layout to visually connect the property, achieving the perfect balance between modernity and heritage preservation:
The true technical challenge of the project lay in integrating modern comfort features invisibly, overcoming the strict building constraints to safeguard its architectural value:
“The success lay in opening the home to the 21st century through interior engineering: we managed to embed an invisible ducted climate system without sacrificing a single centimeter of the breathtaking original ceiling height.”
BeforeDark and outdated access that diminished the arrival to this stately apartment.
AfterTechnical solution: Open space layout with wall smoothing, lacquered restoration of the millwork, hydraulic and oak wood floors, and new lighting for a grand welcome.
BeforeObsolete fixtures, old tiles, and an inefficient layout that required full demolition and wall removal.
AfterTechnical solution: Complete renovation of walls, plumbing, sanitary fixtures, and premium quality finishes.
BeforeClosed, narrow, compartmented, and dark galley kitchen.
AfterTechnical solution: Removal of partition wall, integrating a lacquered designer kitchen with a clean flooring transition.
BeforeAccess to the terrace separated from the living room, dark and outdated.
AfterTechnical solution: Demolition of the partition wall, opening up the living room space, smoothing of the walls, lacquered restoration of the fine woodwork, and new natural wood flooring.
BeforeObsolete room, with wallpaper on the walls and a lack of plug sockets.
AfterTechnical solution: New electrical installation, wallpaper removal, smoothing of the walls, and painting in RAL 9010
BeforeDark interior woodwork, outdated ceiling and walls.
AfterTechnical solution: Removal of the door to the compartmentalized bathroom, lacquered restoration of the woodwork, smoothing of the walls, installation of ducted air conditioning, and new lighting.
BeforeOutdated, dark, and cramped 1980s bathroom, with sanitary ware on both sides.
